CobaltCore Buildworks builds light commercial, hospitality, and institutional projects across coastal North Carolina. Every variation on every project is registered with its cause attributed to the client, the design, site conditions, or us.
Variations arrive as line items with a value and a description. What they do not carry is a cause. So a project finishes 9% over contract sum and nobody can say whether that was client changes, incomplete design information, genuine ground conditions, or the contractor pricing the original tender optimistically and recovering it later.
The ambiguity favours the contractor. A variation register without attributed causes cannot be used to argue that a builder should have priced something in the first place, and it cannot be used by a client to see that their own late decisions drove the overrun.
So every variation we raise carries a cause, and 18% of ours are attributed to us: pricing errors, coordination we should have caught, sequencing we got wrong. Those are absorbed rather than charged, and they are still in the register so the pattern is visible.
